Buying and selling without an agent
Can I sell my house without a realtor?
Yes. Every U.S. state allows an owner to sell their own property without a listing agent. What you give up is the agent's pricing guidance, marketing reach, showing coordination, and paperwork handling — each of which you can buy separately, usually for a flat fee rather than a percentage.
Is it legal to sell a house without a realtor in Virginia?
Yes. Virginia does not require a licensed agent to sell residential property. Settlement must be conducted by a licensed settlement agent — typically a real estate attorney or title company — but the sale itself does not require a broker.
Do I need a lawyer to sell my house without an agent?
In Virginia a closing attorney or title company must handle settlement, so you will work with one either way. Many sellers also have an attorney review the purchase contract, which is inexpensive relative to what is at stake.
How much does it cost to sell without a realtor?
You pay for the services you use instead of a percentage. Typical line items are photography, a settlement fee, and optionally staging or a pre-listing inspection. [ VERIFY: LiNK's own fee schedule before publishing totals. ]
How do buyers find my home if it is not listed with an agent?
Your listing is public on LiNK and indexed by search engines, and buyers browsing Richmond homes see it alongside every other listing. Buyers can also set alerts that notify them when a home matching their criteria comes on the market.
What happens if a buyer has an agent?
That is common and it is fine. Their agent represents them; you represent yourself. What you negotiate is whether — and how much — you are willing to contribute toward their agent's fee, which since 2024 is an explicit negotiation rather than an assumption.
Do I need an account to browse listings?
No. Browsing is open to everyone. A free account is required only to save a property, request a showing, place a bid, list a home, or offer services.
Accounts and getting started
How do I create an account?
Choose Sign Up in the top-right corner. You can register with your email address or continue with Google, Apple, or Microsoft. One account covers everything — buying, selling, and offering services — so you never need a second login.
How do I list my home?
Start from Sell my home. You enter the property details and photographs, set your price, and choose the showing times that suit you. Your listing goes live to every buyer on LiNK.
How do I schedule a showing?
Open any listing and choose Request a showing, then pick a time from the owner's own calendar. No agent relay — the confirmation comes straight back to you.
How do I reset my password?
Use Forgot password on the sign-in page. We email you a reset link, you verify with a one-time code, and set a new password.
Fair Housing
LiNK supports the Fair Housing Act. It is illegal to discriminate in the sale or rental of housing on the basis of race, color, religion, sex, disability, familial status, or national origin — and that applies to owners selling directly exactly as it applies to agents.
