That money is priced into the listing, which means buyers finance it for thirty years and sellers surrender it at settlement. LiNK removes the layer, and replaces it with the specific professionals a transaction actually requires.

Why the industry is ripe for change

Commission rules changed in 2024, and by most measures very little moved. The structure held because the tooling held: listings, showings, offers, and settlement all ran through a channel that only agents could reach.

That is the part LiNK rebuilds. A seller lists directly. A buyer searches, tours, and bids directly. Everything an agent used to gatekeep — the listing, the calendar, the offer history, the document exchange — is in the platform. And everything that genuinely needs a licensed professional is hired individually, from someone whose reviews come from real transactions.

Starting in Richmond

LiNK launches in Richmond, Virginia, then across the state, then market by market. Starting in one metro is deliberate: a marketplace is only useful when it has enough listings and enough vetted providers in the same place at the same time.
